Top Photography Tips when Letting your Property

When marketing your buy-to-let or HMO, quality photography is key to success. Tenants can scour the internet for a wealth of properties in a matter of minutes, which means having the perfect photos is crucial for catching their attention.

This may sound like a simple concept, but in reality, so many people get it wrong. The easiest way to get around this problem, of course, is to hire a professional, but you don’t have to be a photography genius to take photos that are good enough to attract the perfect tenant.

Check the lighting

Choose a time of day when the front of the house is shown in a good natural light as this makes everything look crisper, brighter, and so much better. Ensure this flows through the interior of the property, by making sure curtains are open to let natural light soak up the rooms.

Make sure to get the correct angle

The optimum angle to show off a room can vary but it is generally recommended to take a crouching position as to make the room look bigger, without showing off too much floor or ceiling. Try to set your camera straight and not tilt it up or down for a strong composition and a pleasing, graphic feel.

Get the right framing

To take your photos to the next level, you need to think about the framing of each shot. Having a focal point that draws in the eye of the viewer will make your image more engaging.

Make it tidy and presentable

It may seem obvious but making sure a room is tidy and clean before photographing is vital. This includes clearing all work tops in the kitchen, closing all cupboards and neatly arranging any ornaments. Beware of everyday items such as bins or items stored under beds, as these will quickly make your shots look cluttered.

Dress the property

Creating a warm atmosphere in the property will help your potential tenant picture themselves living there. Add a splash of colour by placing a bouquet of flowers or bowl of fruit on a table, or create ‘life style’ type shots by laying the table, for example.
